The 120 new homes are located close to the green corridor of Kolding Forest, near educational institutions, and on a site characterized by a protected yet largely hidden lake. The project highlights and activates this lake, which, together with a new stormwater lake featuring a permanent water surface, forms the natural centre of the development.

The homes are arranged as a natural frame around the lakes and an inviting open green space. Together, the lakes create a contemporary interpretation of the traditional village pond, serving as a shared gathering place and playground for residents.

Running through this central green park is the main pathway, functioning as a recreational backbone for activities and everyday life. A community house, recreational destinations, and outdoor furnishings encourage play, movement, and social interaction. The pathway connects the neighbourhood from the northern entrance to the southern entrance, while also creating east-west links between the courtyard houses and the adjacent residential areas.

A key planning principle for the development is a gently winding residential street community, based on the idea that almost all front doors face directly onto this shared street. In this way, the street becomes an active social space where neighbours can chat across front gardens, and where children can easily step outside and join others playing in the central green.
