Jetsmark Gravel Pit
Through a catalogue of opportunities, we explore how a former extraction site at Jetsmark can be transformed into an attractive part of the everyday landscape for its neighbours – offering new housing typologies and nature-based experiences.
At Jetsmark, in collaboration with Jammerbugt Municipality and the North Denmark Region, we have developed a catalogue of opportunities and a masterplan for the former extraction site Jetsmark Grusgrav Nord. The project investigates how a depleted extraction site can be transformed into an active part of the everyday landscape – with new forms of housing, strong nature experiences, and recreational opportunities benefiting both current and future users.
The undulating terrain, lakes, and distinctive habitat types within the gravel pit create a landscape that differs markedly from the otherwise flat North Jutland landscape. This contrast holds significant potential, which forms the basis for the plan’s overall approach: nature is prioritised first, followed by connections and accessibility, and only then new development. This sequence ensures that the landscape’s qualities are preserved and enhanced, while future development is adapted to respect the character of the site.
The development builds on Jammerbugt Municipality’s principle that urban growth should occur “from the inside out” by linking new areas to existing towns and infrastructure. The catalogue of opportunities therefore points to coherent path networks connecting Pandrup and the surrounding local area, ensuring that the gravel pit becomes accessible and usable as a recreational landscape – independently of future development.
New Housing Typologies
The masterplan recommends working with new, more landscape-integrated housing typologies that provide an alternative to traditional suburban housing areas. Two types are proposed: Cluster housing, placed on flat and elevated areas, with a focus on community and shared spaces. As well as detached single units, placed in or along the slopes, offering long views across the landscape and the gravel pit lakes. The buildings are carefully integrated to support the form and qualities of the landscape rather than dominate them.
The catalogue of opportunities has been developed through a dialogue-based process involving landowners, the municipality, and the region through a series of workshops. LYTT’s role has been to facilitate this process and translate input into a coherent plan outlining a possible direction for the area’s future development.
The opportunities catalogue thus serves as a shared foundation for further planning and can support municipal planning strategies, local development plans, and future phases of development over time.
